Fulkerson Guidelines
Here are the current guidelines for our 55+ property and clubhouse. As our community grows, these may be updated to reflect evolving needs. *Updated 5/7/2025
Fulkerson Property
- Parking: All Tenants can have up to 2 cars parked at their home. We discourage street parking unless guests are over.
- Smoking: NO smoking inside any structure or 10 feet near a building. All smoking waste must be disposed of in a waste receptacle and not thrown on the ground or street.
- Pets: Each residence is allowed up to a max of 2 medium or small pets and must be registered on their lease. Pets must be on a leash at all times when outside of your home. (Liberty has a Leash Law)
- Overnight Guests: Tenants are permitted to have overnight guests no longer than 10 consecutive nights over a 6-month period, or 50 total nights yearly. Any guest staying at the property for more than 10 consecutive nights will be considered a tenant and the owner reserves the right to increase rent.
- Safety and Crime: You or any guest/dependent under your control should not engage in any criminal activity in your unit or community. In case of emergency, fire, accident, smoke, or other suspected criminal activity, dial 911 or call emergency personnel.
- Storm Shelter: There is a Tornado / Severe storm shelter attached to the back of the clubhouse for use by all tenants. Please know this is not a storage or play area.
- Quiet Hours: Every day from 10:00 pm - 6:00 am.
The Clubhouse
- Clubhouse Hours: 7:00 am - 10:00 pm
- Only residents and their accompanied guests may use the clubhouse. You will receive a key fob that lets you in. (Lost or additional $30)
- No Pets Allowed: Except for service animals as defined by ADA guidelines.
- Maintain a respectful environment. Avoid disruptive activities.
- No Smoking: Smoking, including e-cigarettes, is prohibited inside and around the clubhouse.
- Proper attire, including shirts and shoes, must be worn at all times.
- Residents are expected to clean up after themselves.
- Use clubhouse equipment (e.g., kitchen appliances, TVs) responsibly.
- Report any damage or malfunctions immediately to management.
- Temporary decorations are allowed for scheduled private events but must not cause damage.
- Keep exits clear at all times.
- Sleeping or overnight use of the clubhouse is strictly prohibited.
- To schedule the clubhouse for a private event, please submit a request in your tenant portal, text us, or use the tablet (Coming soon) in the clubhouse.
- Fulkerson management has the final say in resolving disputes or enforcing rules.
- The thermostat must be returned to 70°F when leaving the clubhouse.
- Events or social gatherings hosted by tenants can be promoted on the community board (coming soon) in the clubhouse. Please note that unless a private booking is made, the clubhouse remains open for all tenants to enjoy during normal hours.
- Guests are welcome; however, the facilities are shared and may be in use by other residents at the same time. We appreciate your courtesy and cooperation.
Clubhouse Booking Rules
- Policies and procedures are subject to change at any time at management’s discretion.
- If possible, please make bookings 2 weeks in advance.
- Maximum booking time is 6 hours.
- Only one event per day may be booked.
- Do not use tape on the walls; Command strips are allowed.
- Tenants who book the clubhouse on a recognized holiday (e.g., Christmas, Thanksgiving, Easter, or the 4th of July) may not book another holiday within the same calendar year. They also may not book the same holiday two years in a row.
- Each cottage may book up to three private events at the clubhouse per calendar year.
- Decorations must be put up and taken down during the reserved booking time.
- All appliances are available during booking
- You can book no more than 1 year out.
- Cleaning
- All trash must be emptied into the large can located behind the clubhouse next to the tornado shelter.
- Countertops must be wiped down after use.
- Floors must be swept.
- The stove and oven must be cleaned after use.
- Place used dishes in the dishwasher and start the cycle.
- Remove all items from the fridge
- Clean out the microwave
- Any damages will be assessed and paid for by tenant.
